FREQUENTLY ASKED QUESTIONS
1. What is the association fee per month and what does that include?
The monthly fee will be around $200 this should include the two guards 24 hours a day, the swimming pool, waste treatment plant, maintaining all common area, upkeep of your jacuzzi, landscaping for your personal front/back yard and internet.
2. Who will manage the homes? We are looking into the best property management company for the job.
3. What is the annual property tax like? Currently the nationwide standard one quarter of 1% of the purchase price.
4. What if I want to make changes to my town home? We are open to many suggestions but we must follow the laws about condos and all units must be identical on the outside. Therefore, modifications on the inside of the house are ok as long as we have enough warning and you have confirmed exactly what you want. These changes will be considered upgrades and must be requested upon making your first down payment.
5. When will my condo be completed? After signing your condo should be ready in approximately 7 to 10 months depending on circumstances.
6. If I purchase no can I wait a few months before you start the construction? Only if you make a deposit of 35% or more and the delay is not too significant.
7. Is there phone, internet, and cable for each unit? There is phone and cable you just have to have them connected when you move in. We have requested interne and we are set to have it with in the next few months.
8. How is the water treated? There is an underground treatment plant for the complex below the volleyball court.
9. Where does the water come from? Can I drink it? From the Municipality of Quebrado Ganado and according to our lab results the water is safe to drink.
10.Do the homes have alarms? What about security? There are two guards on duty 24 hours a day 365 days a year. Alarm systems are can be added if you wish starting at around $500. The house is prepared to have a wireless alarm system.
11.What about privacy between units? There are wooden fences that are around 1.80m tall between each unit’s back yard. In between buildings there is a 3 meter gap which will also have a fence in the middle. The design of the units also provides privacy. To cover your jacuzzi you can plant a small bush or tree.
12.Is the wall behind the condos going to be pained? Can I paint it? No. The wall will not be painted, but you can cover it with exotic plants.
13. Will the Jacuzzis have HOT water? N, and you would’t want it to be hot. The Garabito area hot therefore a hot hot tub is not desirable. If you like we can install a tube so that you can fill the tub with hot water.
14.What about trash? You will have to purchase a bin for in front of your home and the municipality will come and collect that from you usually once a week.
15.How many parking spots? There is one covered space in front of your home and one that does not have a roof. There is also guest parking near the pool area.
16. Can I become a member of Punta Leona? Yes, frequently in the newspaper people are selling shares for about $10,000 for a membership and then you pay a minimal monthly fee to remain a member and have access to the club. We can also assist you in this process and have memberships available.
17.Where should I buy furniture, appliances and such decorative items in the area? To make things easier for you we have furniture packages starting at $15,000, appliance packages starting at around $5,000 and interior decoration packages starting at $2,500 these are all quality products and brand names we will take care of this for you so you don’t have to worry. With this option we just give you the key and you can enjoy your new home.
