Some Facts & History

In the early 2,000's, this property was purchased by a group that built all of the existing structures.  The intent was to create a fishing lodge that could accomodate both fishermen and their families.  

This facility could also be used as a yoga center, eco lodge, surf lodge, or just a great place to escape civilization. There is an abundance of wildlife: dolphins often swimming in the water in front of the lower lodge, Toucans, Parrots, Monkeys and so much more.  The fishing is fantastic; red snapper, steamer type clams that live on the stalks of the mangroves located at the water edge, blue claw crabs and more. Plus, there are a large assortment of fruit trees, including bananas.
 
Kayaking in the mangroves and out to the nearby Playa Azul beach, can be a great selling point for visitors. One idea presented was to install a canopy cable from the top lodge extending downward through the jungle to the lower lodge and this would be very feasible to construct, and would also be a great selling point for paying visitors.
 
There is no road access to this property, it is only accessible by boat.  This compound was intended to be remote and secluded for a true feeling of being away from civilization.  The access at the moment is restricted to approximately two hours before low tide, and two hours after low tide.  The accessibility could be increased significantly by extending additional floats out 100 feet from the concrete dock.  It is also possible to hire locals to hand excavate a small channel from the extended dock to the permanent water edge, allowing for a possible 24 hour access.
 
The tidal surges are as much as 10 feet from low to high.  It is only a ten minute boat ride to Golflto, yet one feels like they are a million miles from civilization when here.  Golfito has shopping, a hospital and all the things one would need to stay connected to the grid.
 

An access road extends through the jungle from the water's edge to the top dwellings located along the west side of the property.  And there is a separate walking path from the lower lodge to the top dwellings along the adjacent ridge.

 

Following is an summary of existing construction - 9 buildings total:

On the lower part of the property:

  • The main lower lodge is approximately 1,400 square feet of living space (two floors).  There are two bathrooms with showers on the upper floor.  Plus, there are three bathrooms, with showers semi-attached outside the lodge.  The kitchen area is 13.5' X 19.5' with two sinks.  There is a washing machine, solar fridge and a 5 kw generator backup with ceiling fans in each room.
  • 3 lower camper cabins 10' X 10' (approximately 100 square feet) per unit.  All units have electric and are located next to the lower lodge and bathroom facilities.
  • The boat house is 40' X 40' (approximately 1,200 square feet) with bathrooms and showers.  This structure is located on the small lagoon after the main dock entrance, and  has a spring-fed water supply.  Additionally, there is a small kitchen and two bedrooms. This area would be excellent to live in or maintain farm animals if so desired.

 

On the upper part of the property:

  • The main lodge is 19.5' X 26' (approximately 1,000 square feet of living space), and both floors have electric.  There are two full shower bathrooms on the upper floor, plus two half bathrooms on the lower level. The kitchen area is approximately 250 square feet with a large storage area located beneath the kitchen floor.
  • The pool is 16' X 65' plus there is a 9' X 8' hot tub.  The poolside deck is 21.5' X 37.5'.
  • 3 upper cabins all have shower bathrooms, are fully wired for electric and utilize rain-catch water stored in nearby holding tanks.  All three cabins are 2-story and have identical dimensions (approximately 16' X 15') with a wrap-around deck for an approximate living space of 500 square feet.  The top floor is one large room with a view.

 

Other features:

  • The lower lodge is equipped with a top-of-the-line solar system.  The system includes a 3,000 watt Outback inverter and controller box, with 8 Roils deep cycle 6 volt batteries to make one battery bank.  There are six Sanyo 200 watt solar panels installed on the roof along with a solar tube system to supply hot water for all five bathrooms.
  • All of the buildings were rewired to conform to US standards.
  • The lower lodge area, plus the cabins, are move-in ready.  The cabins are screened in for lodging guests.  Adjacent to the cabins are three exterior bathrooms equipped with showers and toilets.  All three cabins have lights, fans and electric.
  • Both lodges are rain-catch, using water fed from storage tanks. The lower lodge area has a well that produces approximately 5 gallons per minute.  Both lodges have four 1,100 liter (275 gallon) fresh water holding tanks, located adjacent to the buildings.

     

  • All buildings with bathrooms have separate septic tanks and leach systems, plus completed electric and plumbing. 
  • The pool located at the top lodge is presently not functioning, but with a little work and a relatively small investment, it could be working in a short period of time.
 
The property is in a location that is off the grid, so there is no city electric, telephone lines or city water available.  However, there is cellular phone service with a cellular internet connection that works well for the basics.  Satellite internet is a possibility or a shore-to-shore tube transmission from Golfito has also been successfully used elsewhere.  Sky TV offers satellite transmission.  
  
The property is managed by a property management company located in Golfito.  All employees are paid bi-weekly through the management company plus the company handles all legalities, as well as, all property taxes being paid and so on.  If you would choose to be an absentee owner while you make your plans, the care taker here would be willing to live on-site and maintain the facility.  The cost for the caretaker, with all taxes and management fees included, is about $450 monthly.
 
The management company can also recommend reputable professionals to assist you with other needs.
  
The property is located at the entrance of the La Troche.  The trench, as it is known, is a water way that leads out to the neighboring small beach town of Zancudo.  It can also serve as an access to the ocean at higher tides.  Across the bay is the famous Matapalo surfing areas - some of the best in the world.
